The introduction of the Housing Bill by the Government will come into effect as from 1st August 2007 and although, at first, will only apply to properties with four bedrooms or more, will eventually require all Sellers to provide a Home Information Pack relating to the property they are selling to be made available to potential buyers. The Home Information Pack (HIP) will need to be compiled at the time a Seller instructs an Estate Agent to market their property. The contents of the HIP will include a copy of the registered title of your property, an Energy Performance Certificate, a Local Authority Search and and a Drainage Search. It can also contain details relating to the use of your property and the contents which are to be included in the sale and, if you wish, a home condition report and even a legal summary. Providing this information to prospective purchasers at an early stage gives them a more informed view of what they are buying and can prevent a deal from falling through at a later stage when more costs will have been incurred by all parties.
